Don't know what the situation is like in other states......... but in WA rentals are at a premium? On average there are about 15 applicants chasing each new rental property that becomes available for lease.
With that in mind you will need to start sweet talking the property manager conducting the viewing which is usually by appointment.......... and it can resemble a circus with 15 or so groups traipsing through at the same time.
You will also need to convince the Landlord who will ultimately make the end decision........... that you are better than the other numerous applicants! How you going to do that? In all probability you haven't been to Australia before yet alone rented a house there ........... so what you gonna do?
Bring as many references with you as you can lay your hands on. If you've never rented a house before, obtain character references from people who know you. Bring with you documentation to show that you actually pay your bills on time. If you have just sold your house in the UK (or wherever?) ......... get the estate agent to give you a reference coupled with a feature sheet depicting your house, and some photos of same!
Bring pay slips with you to prove that you have had regular income. Competition is strong due to the current economical climate; so every little bit of paper you bring is going to hopefully enhance your chances of getting that super duper top notch rental that has just come available.
